In dieser Hinsicht sichert eine hohe Fruchtbarkeit des Bodens einen h\u00f6heren Preis. W\u00e4hrend ein fruchtbarer Boden bei Waldgebieten generell ein schnelleres Wachstum und eine h\u00f6here Qualit\u00e4t des Waldes bedeutet, ist der Bodenwert einer der wichtigsten Faktoren im Falle von landwirtschaftlichen Nutzfl\u00e4chen.  <\/p>\n\n<p>Der Bodenwert ist abh\u00e4ngig von der Zusammensetzung, den Eigenschaften, dem Regime und der Feuchtigkeit des Bodens sowie von vielen weiteren Faktoren. Dies bedeutet, dass der Eigent\u00fcmer gezielt sachkundige Ma\u00dfnahmen zur Verbesserung des Bodenwerts seiner Parzelle ergreifen kann. Ein Waldbesitzer kann sein Land vor allem nach dem Kahlschlag aufwerten (zum Beispiel durch das Ausheben von Wassergr\u00e4ben, falls der Boden Staun\u00e4sse aufweist); w\u00e4hrend die Fruchtbarkeit von Ackerland durch D\u00fcngung oder Brachliegen erh\u00f6ht werden kann.  <\/p>\n<\/div><\/div>\n\n<div class=\"gb-grid-column gb-grid-column-1c832805\"><div class=\"gb-container gb-container-1c832805\">\n<h3 class=\"gb-headline gb-headline-d4322d13 gb-headline-text\">Gr\u00f6\u00dfe der Landfl\u00e4che<\/h3>\n\n<p>Gr\u00f6\u00dfere Parzellen werden sowohl bei Waldgebieten als auch bei Ackerland als wertvoller eingestuft.
